Mass Timber

Building a net-zero, nine-storey hybrid mass timber seniors rental in Brampton—the first and tallest of its kind in the city—comes with no shortage of hurdles. How do you keep mass timber dry during installation? Manage compression across nine storeys? Win competitive pricing with a limited supplier pool? Or balance exposed timber with strict acoustic and code demands? This session tells the story of the Basswood Senior Residences through the lens of challenge → solution. You’ll see how the team designed this 198-unit, affordable housing building for seniors using prefabricated envelope panels and roof sequencing to beat moisture, how panelization and careful detailing managed differential movement, and how flexible design kept both NLT and CLT procurement options open to drive pricing. We’ll share acoustic innovations that allowed exposed ceilings and columns, strategies for navigating fire and code compliance with AHJs, and even a clever saw-cut trick that saved crane time while boosting acoustic performance. If you want a real-world playbook for making mass timber work—on budget, on schedule, and with timber left proudly exposed—this case study delivers it.
