Kasian completed a masterplan for Shepard Development Corporation which envisions 1.5 million SF of office space in a multi-facility campus. The ultimate build-out will incorporate up to 12 office buildings sited on a main street. The main street incorporates zones for pedestrians, bicycles, automobiles and gathering spaces and anticipates links to the future BRT and LRT stops and stations. The goal is to ensure that the development is pedestrian-friendly and has an articulated streetscape to create visual interest. The office buildings flanking the street will vary in height from four floors to potentially seven floors.

Building #1, at the south end of the main street, is four storeys in height and is approximately 85,000 SF in area. Given the potential construction time frame to develop the entire site, careful consideration was given to the building facades and materials. A ‘kit of parts’ was developed, which included a combination of curtain wall materials and aluminum caps, build-outs on some floors (picture frame), balconies, expansive entry canopies, and wayfinding.
